Condominium Concepts:
Tribute Lofts is professionally managed by Condominium Concepts Management, which manages the Homeowners’ Association. Elizabeth Weigand, Regional Director, and Calandra Jenkins, Property Manager, are representatives of Condominium Concepts Management for your community. Calandra will be working onsite as the Property Manager and will be available from 9:00 a.m. to 5:30 p.m. Monday through Friday, which is subject to change. Elizabeth Weigand is the Regional Manager and will be working hand-in-hand with Calandra and oversee the project to ensure that we provide the best possible service to the homeowners and maintain the property in pristine condition.

general moving information.
All move-ins, move-outs, and delivery activity must be scheduled in advance with the Community Director. Any use of the elevator for this type of activity will require a 48-hour notice from the homeowner. Please contact the Community Director Monday through Friday from 9:00 am – 5:00 pm to schedule such activity. This document will provide additional information so that this type of activity can occur in an organized fashion and minimize any damage caused during this type of activity.

Please remember that management will make every attempt to accommodate homeowners, but the desired time frame may not always be available. Any move-ins, move-outs, or deliveries not scheduled will not be granted use of the elevator for such activity. To ensure other residents a peaceful enjoyment of their home, please do not schedule weekend move-ins/outs and deliveries. All deliveries or moving activity on weekdays should also be completed prior to 5:00 pm.
scheduling a move.
Contact the Community Director, Calandra Jenkins, by calling 404.223.1460 or by submitting a request from the help desk to schedule your move-ins, outs, and deliveries. All activity must be completed within scheduled time frame and may not be extended without gaining permission.
delivery procedures.

All deliveries must be scheduled with Community Director. Please contact the Community Director to schedule delivery and use of elevator. The Community Director will need to know how large the delivery is and an expected time frame. In addition, any large items to be delivered will require that an Elevator Reservation Form be completed and a $250.00 deposit paid. If this is not completed, the elevator will not be released for delivery.


Please ask all delivery personnel to sign in at the Management Office. Homeowners may want to explain to the delivery personnel how to enter the building. Please inform them that if their vehicle is seven feet or less, they may pull into the parking garage. If the truck is larger, then it must park on John Wesley Dobbs Blvd. just past the parking garage. The truck/van may never block the garage exit. Delivery personnel should enter at the front entrance. Please inform them to use the call box near the glass doors in the lobby to enter. They will need to enter #, wait for the dial tone and then enter 0-0-0, which will call the Management Office. They can then enter the lobby doors and identify themselves and to whom they are delivering merchandise.

Owners should have delivery personnel come first to the Management Office so we can verify with the owner that they are home and expecting a delivery to their unit, and then direct the delivery personnel where to park the vehicle and/or how best to bring in the merchandise.

If you are expecting a delivery and will not be home, you must complete a Key Release Form granting Concierge to open your unit for the delivery. The Concierge will not open a unit door for others to enter without this authorization.
moving information.
  1. Scheduled move-ins will take place from 8 am to 5 pm weekdays. However, the elevator cannot be reserved for more than 4 hours at a time.
  2. The homeowner will need to make certain that the Elevator Reservation Form has been completed and $250.00 deposit paid before moving activity can commence. The elevator closest to the garage entrance will be dedicated to handle movement of furniture, boxes, etc. This elevator will be padded for use. The remaining elevator will be for passenger use. Please make certain that the pads are in place before any furniture is moved into the elevator.
  3. Moving Vans/Trucks will need to park on John Wesley Boulevard between the building garage entrance. At any time, the building garage entrance cannot be blocked. When soliciting an estimate for your move, tell the prospective bidders that the distance between where they park their moving van and the elevator entrance is approximately 175 linear feet.
  4. Please submit the name of the moving company, telephone number, and number of the moving company’s onsite supervisor or lead person. We will also need to know the number of trucks expected to arrive to in advance of move date. Movers are welcomed and encouraged to conduct a site visit prior to the move.
  5. The moving company must submit a certificate of insurance prior to the move and must comply with all moving rules and regulations. Please see “Insurance Coverage” below.
  6. Smoking is not permitted inside the building.
  7. Moving company personnel are only allowed on two floors of the building - the entry level and buyer’s unit floor. Access to amenity area is prohibited as well.
  8. Moving company personnel must be easily identifiable by wearing company shirts and/or name badges.
insurance coverage for movers.
  • Workmen’s Compensation in statutory limit for the State of Georgia, with employees liability limit of $100,000; bodily injury, personal injury, and property damage liability insurance in Comprehensive General Liability form; and a certificate evidencing the same must be furnished to Property Management personnel before moving any items into the Building.
  • Comprehensive General Liability insurance policy inclusive of coverage for hazards of Premises, operation, elevators, products and completed operations including personal injury coverage and contractual liability coverage designating the assumptions of moving. Such insurance shall be in limits no less than $2,000,000 per person bodily and personal injury; and $2,000,000 per occurrence in aggregate or property damage. Property damage insurance shall be in broad form, including completed operations.
  • The limits set forth above are the minimums. If the moving company carries higher coverage’s, claims may be filed for those higher amounts.
  • You must secure and present to Property Management personnel a certificate reflecting the above coverage’s prior to the move-in. The certificate must name the following parties as additional insured’s: Tribute Loft Condominium Association, Inc.
moving procedures.
  1. All trucks must unload on John Wesley Dobbs Blvd unless vehicle is seven (7) feet or less in which case it can pull into a guest parking space in the garage.
  2. Unit owner, moving company supervisor or lead person, and property management representative will conduct an inspection to identify existing damage in elevator, common areas, and corridors. Likewise, a post-move walk-through will be conducted after moving activity to identify any damage. The moving contractor or unit owner will be responsible for any damage to the building incurred during the move.
  3. Your moving company must use rubber wheeled furniture moving equipment.
  4. Please have movers remove furniture padding after items are in the unit.
  5. Property employees are not permitted to assist in moves.
elevator operation.
  1. Upon arrival, your moving company must sign in at the Management Office and advise the Community Director of the number of movers. The Community Director will release the service elevator for the moving company’s use only after sign-in.
  2. Moving company personnel are not permitted to use the passenger elevators.
  3. The opening to the passenger elevator is approximately 8 feet high and 3.5 feet wide. The interior cab dimensions are approximately 10 feet high, 6 feet deep and 7 feet wide. The maximum capacity is 3,500 pounds. Any items or combination of items that exceed these capacities will require special handling and documentation.
  4. The elevator must be key-operated to hold the doors open for prolonged periods. Doors must not be blocked open by furniture or objects.
  5. The elevator closest to the garage entry will be outfitted with protective padding for furniture moves. 
post move clean-up and repairs.
  1. Your moving company must remove all protective coverings from the glass, doors, elevators, corridors, floors, stairwells, and any other places where such coverings have been placed by the mover. Tape marks, if any, must be cleaned off completely.
  2. Your moving company must vacuum, sweep, and damp -mop all common area floors wherever necessary to restore them to their original conditions of cleanliness and appearance.
  3. Your moving company must remove from the property any and all trash or refuse generated as a result of the move-in. Trash and refuse must be removed before the end of the move-in day.
  4. Do Not Place Boxes in the Trash Chute, Trash Chute Closet, or in the Common Areas. Boxes are to be broken down and taken to the trash room.
